What is MMC (modern methods of construction)?
Modern methods of construction (MMC) are all about leveraging technology, innovation, and efficiency to transform how buildings are constructed - aiming for faster and more affordable outcomes. A core aspect of MMC is the use of prefab and/or modular components. Whether it is volumetric modules (finished sections of a building) or flat panel systems (for walls and floors), they are built with precision in controlled environments, ensuring higher quality and less waste.
What is a modular home?
Not to be confused with manufactured homes, modular homes are built to the same standards as traditional homes. Modular means that a home is inspected and built in a factory, off-site, and delivered to your property. This process ensures that your home isn't saturated with harsh weather conditions during the build, and is also stronger as it is designed to handle shipment and placement (oftentimes by crane). Manufactured housing on the other hand is built to a sub-par, federal code that requires the home to be built on a chassis (permanently), which is why manufactured homes are considered personal property and do not increase in value over time as modular (and traditional) homes do.
Do architects make things more expensive?
It is mostly true; however, builders are great salespeople and secure contracts with aspirational (lean) quotes. Oftentimes, finding countless reasons to raise the price throughout the build. Architects are trained to communicate a thorough, well-crafted design with specific quality expectations upfront. How much does it cost to hire an architect?
For reference, builders add around 20% to the cost of a home. Our architectural fees typically come in between 2-7% of the total construction cost (depending on the size of the project). Your investment with us is often offset by cutting out unproductive space and our meticulous floor plans help prevent costly change orders during the build.
How much does it cost to build a tiny home?
Providing a cost per square foot to build a tiny home is misleading. They require all the necessities of a normal home, but in a smaller footprint; therefore, the cost per square foot is much higher. We offer low-cost project feasibility studies to our clients who would like to explore how tiny homes could work for their development or how it can work in your budget.
Are shipping container homes affordable?
Nope, but what would you rather have your house built out of? Solid steel with welded connections or wood chips and glue? Shipping container homes still need the same insulation, wiring, appliances, and openings as a traditional home. They require specialized labor too; however, in our opinion (because we have an awesome NC-based client/manufacturer: Craftspace, Inc.) - you get a much cooler and higher quality product for about the same price.
